I wanted to live together with my boyfriend in an affordable apartment for about 750 Euro in the centre of Rotterdam. We heard there was a waiting list for up to 7 years in Rotterdam for such an apartment, from friends that live there allready. Direct Wonen doesn't work with waiting lists! Work method

1: Register
Your subscription is valid for one year. The subscription costs are: €35 for a Standard subscription and €45 for a Deluxe subscription (with text service). These costs are one-off. You can subscribe via www.directwonen.nl or at one of our 23 offices vestigingen.
2: Current availability
Upon registration you will receive the log-in details for www.directwonen.nl You can enjoy limitless use of the largest rental property portfolio in the Netherlands via www.directwonen.nl or at our offices.
3. Match
You gain access to an up to the minute portfolio which matches your property requirements by email or telephone (and by text should you have a Deluxe subscription). All the property details can be viewed at www.directwonen.nl . You can of course also contact the relevant Direct Wonen office. It is advisable to frequently check the up to the minute portfolio on www.directwonen.nl. Interesting prospects are often rented out very quickly, so you must be quick off the mark.
4: View
You have been informed on an attractive object by e-mail, text message or telephone? As such you will have the possibility to immediately plan a viewing via this site, all it takes is just one click. Here you indicate when you would like to view the object and immediately submit the request. A Direct Wonen employee will next access the possibilities as soon as possible, and if possibilities are open, the employee will (if possible) invite you for a viewing. However, you may set an appointment by telephone as well. Click here for the telephone numbers of all our branch offices. You have the possibility of unlimited viewings.
5: Interested
If you become truly interested in the accommodation during the viewing, you have the possibility to inform the Direct Wonen, who joined the viewing, accordingly. All details in relation to the letting of the accommodation will then be discussed with you. Next your data will be provided to the lessor. As soon as the lessor approves of you as a candidate, Direct Wonen will take further action immediately in order to be able to hand over the keys to you.
If the object you are viewing is not in accordance with your preferences, this is not a problem.You have the possibility of unlimited viewings of objects. However, you should take into consideration that an object may be considered by a number of candidates at the same time, for example through the website, we therefore urge you not to hesitate. It is possible to - prior to the viewing - use the website in order to evaluate all details and look at the photographs of the accommodation. As such you will know what to expect.
6: Tenancy agreement
In general Direct Wonen will draw up a lease agreement in which we include standard data. Any special conditions, stipulated by lessor will be discussed with you. Should you approve these conditions, we will integrate these. In the lease agreement. As soon as the lease agreement has been drawn up, we will organise a meeting with you to discuss the agreement. The standard lease agreement and general conditions are based on the frequent used Dutch Cicvil Code (ROZ). If you concur, you may sign the lease agreement. Next the rent as well as the surety will need to be paid. For our mediation we charge one (1) month rent (including any possible additional costs) as mediation fee, excluding VAT and possible contract related costs. The first month rent and the surety will next to paid into the account of lessor directly. The lease agreements will be presented to lessor for signing. Lessor is to ensure that you will receive a signed copy of the agreement at hand. If requested, you can receive a copy of the lease agreement not yet signed by lessor, to be used during the meeting.This allows you to reread the agreements which were made between you and lessor.
7: Keys
Following the signing of the lease agreement and payment of the fees due to the account of Direct Wonen, you will receive the keys to your new residence!
In a number of cases Direct Wonen will ensure the preliminary and final inspection of the residence. We will jointly inspect the areas rented by you, and will draw up an inspection report, and possibly also an inventory list. This will only be implemented when the lessor or a legal representative of lessor is present. It could be that lessor authorises Direct Wonen to conduct the preliminary and final inspection on his / her behalf. The data will next be presented to the lessor in detail. Lessor will ensure any remaining required adjustments.
In the event the rent period does not start immediately, but only - for example - on the first day of the new month, we will make an appointment with you in relation to pass on the keys to you.
If all proceeded as planned you now have an accommodation which meets your requirements and preferences. Direct Wonen has been of service to you to the best of our abilities, and we trust your stay at your new residence will be pleasant!
